Why Your Hudson Valley Heating Bill Is So High (Hint: Look Up)

The Hudson Valley has a housing stock full of beautiful old homes — and a lot of them were built when heating oil was cheap and nobody thought about air-sealing. If your house is over fifty years old and your winter bills make you wince, the furnace usually isn't the villain. The attic is.

Heat rises. In a leaky home it rises right out through the attic floor, up the chimney chase, around the recessed lights, and out. You pay to make it and it leaves within the hour.

Air-sealing comes before insulation

This is the part contractors who just blow in insulation skip. Insulation slows heat moving through a surface; it does nothing about air leaking through gaps. If you bury a leaky attic floor in fresh cellulose without sealing first, you've insulated a colander.

The real work is sealing the penetrations first — top plates, wire and pipe holes, the attic hatch, chimney chases, recessed light cans — then insulating over the top. Do it in that order and the same amount of insulation performs dramatically better.

How much you actually need

Our climate zone wants a deep attic — roughly R-49 to R-60, which is a solid 14 to 18 inches of blown insulation depending on the material. A lot of valley attics we open up have four inches of matted-down, sixty-year-old fiberglass doing almost nothing.

You can eyeball it: if you can see the tops of the ceiling joists poking through the insulation, you're under-insulated. The insulation should bury them completely.

The comfort payoff, not just the bill

The savings are real, but the thing homeowners notice first is comfort. Cold rooms over the garage, that one bedroom you can never keep warm, drafts you feel at the ankles — a lot of that traces back to air leakage and thin insulation. Fix the envelope and the whole house evens out.

It also directly attacks the ice-dam problem: a cold, well-sealed attic keeps the roof deck cold, and a cold deck doesn't melt the snow that turns into dams.
